FAQ

Questions, answered.

Do you offer free estimates?+

Yes. We provide free, on-site estimates throughout Central Oregon. We'll walk the property with you, discuss options, and follow up with a detailed written estimate.

How long does a typical patio take?+

Most paver patios take 1–2 weeks from start to finish, depending on size, base requirements, and weather. Larger projects with retaining walls or multiple features take longer.

Are you licensed and insured?+

Yes. We're a fully licensed Oregon CCB contractor and carry liability and workers' comp insurance for every job.

Do you offer financing?+

We can connect you with third-party financing options for larger projects. Ask us during your estimate.

What's the best time of year to build?+

We work spring through fall. Booking in winter gets you the earliest spots in the spring schedule. Some hardscape work is possible during mild winter stretches.

Do you provide a warranty?+

Yes. We warranty our workmanship and pass through manufacturer warranties on materials. Specifics are included in every project agreement.

Can you work with my existing landscape designer?+

Absolutely. We collaborate with designers and architects regularly and can also handle design ourselves.

How do you handle drainage?+

Drainage is engineered into every patio and wall we build — proper base depth, geotextile fabric, drain rock, and surface slope away from structures.

Hardscape projects in plain language

Hardscape construction has its own vocabulary, processes, and decisions that can feel overwhelming if you’ve never been through it before. The questions on this page cover the basics but every project is different and you’ll have your own specific questions as you plan. We’re always happy to talk through anything in detail, on the phone or in person, with no pressure to move forward until you’re ready.

How estimates work

Estimates are free and always include an in-person walkthrough at your home. We can’t give meaningful estimates over the phone or from photos every site has its own conditions (grade, soil, access, drainage, existing landscape) that significantly affect the work. We’ll come out, walk the site with you, talk through ideas and options, and then put together a detailed written estimate within a few business days.

Our estimates are itemized so you can see exactly what’s included excavation, base material, surface material, edge restraint, joint material, labor, equipment, permits where applicable, and any specialty items. We also include a clear scope of work and timeline. We don’t lowball estimates to win jobs and then hit you with change orders.

What affects pricing

Hardscape pricing depends on a lot of variables. Square footage is the obvious one, but it’s far from the only factor. Material choice (basic pavers vs premium natural stone) makes a huge difference. Site access (can equipment reach the work area?) affects labor significantly. Excavation depth and whether you have native soil that compacts well or fill that needs to be removed and replaced affects base costs. Drainage requirements vary site to site. Existing landscape that needs to be protected or removed adds time. Permitting requirements add cost in some cases.
The best way to get a real sense of pricing for your specific project is to schedule an estimate. We can give ballpark numbers over the phone for very common projects, but accurate pricing requires seeing the site.

Timing and scheduling

We schedule projects from spring through late fall, with some work continuing into winter when weather allows. Spring and early summer are typically our busiest period projects booked in winter or early spring get the best schedule slots. Booking later in the season often means a wait into the following year for substantial projects.

Most patios take one to two weeks of active construction. Larger projects with multiple elements (patio plus walls plus fire pit plus lighting) can take four to eight weeks. We’ll give you a realistic timeline as part of the estimate and keep you updated throughout the project.

Permits, code, and HOAs

We pull permits when projects require them typically for retaining walls over a certain height, gas fire features, electrical work for lighting, and structural work in some jurisdictions. We’re licensed and insured as an Oregon CCB contractor and our work meets or exceeds applicable building codes.

For projects in HOA-governed neighborhoods (NorthWest Crossing, Tetherow, Brasada, Sunriver, and others), we coordinate with architectural review committees. We’ve been through most local HOA processes and know what each one looks for. We’ll handle the submission process and any back-and-forth required for approval.

Materials and warranties

We work with a wide range of materials concrete pavers from manufacturers like Belgard, Techo-Bloc, and Mutual Materials; natural stone from regional quarries; flagstone in multiple color blends; and specialty products for water features, lighting, and gas fire features. We’ll bring samples to your home so you can see materials in real light and context.

We warranty our workmanship on every project and pass through manufacturer warranties on materials. Specifics vary by project type and are spelled out in your project agreement. We stand behind our work if something doesn’t perform the way it should, we make it right.

After the project is done

Hardscape elements are remarkably low maintenance compared to most home features, but they’re not zero maintenance. Pavers benefit from periodic re-sanding of joints. Natural stone occasionally needs sealing to maintain color depth. Water features need seasonal startup and shutdown in our climate. Lighting systems need bulb replacements over time. We walk through care and maintenance with every customer at project completion and are always available to answer questions later.
